For licensed agents in Nevada and Texas

Send the house.
You still get paid.

We do not call your seller around you. You stay the agent. Your fee is in the contract. Title pays it.

If you have the listing, or you have an off-market house your seller will hear a cash number on, we buy it as-is. Your fee is in the contract. Title pays it. We do not call your seller around you.

  • Listed homes are welcome.
  • One address at a time, not a standing agreement.
  • We will not raise a number we already gave so a fee can sit on top of it.

Send this address

Enough to price it.

Step 1 of 2. The second step is optional.

Pay path Required
You Required

Photos are not required. The number is not a contract. We reply to you, not to your seller, unless you ask.

Your commission stays in the deal We do not call around you Cash, as-is, no lender One property at a time

The homepage line is for homeowners, not for you.

Our homepage says “No Realtors. No Fees.” That is the offer to a homeowner who calls us directly and sells with no agent involved. It is not a rule that we refuse to pay an agent who is already on the deal. If you are the agent, you are on the right page.

Plain rules, so nobody is surprised at the closing table.

We will not raise the offer to cover the commission.

If you can fit your commission into the price, we do that. If the seller is paying it under the listing agreement, that works too. We do not increase a number we already gave so a fee can sit on top of it.

We will not sign a standing buyer-broker agreement.

Deal-specific only. The address we are buying. Not a market, not a farm, not “whatever comes up this quarter.”

We will not hide your fee inside an “allowance.”

If you mean your commission, say commission. We will write it in the contract in plain language.

We will not pay the same job twice unless the contract says so.

One written fee for the work you are doing on this house. If the deal needs something else, it has to be in the contract before anyone signs.

We will not call your seller unless you ask.

The number, the questions, and the paper go through you. Your client stays your client.

You hear the number before anyone writes paper.

1

Send the house

Address, condition and occupancy, and which pay path this is. Listing side, or a buyer-broker agreement on this one address. A probate or foreclosure date, and what the seller needs, can wait until the second step. Photos can wait too.

2

We give you a real number

Same day when you send enough to price it. You can read it to your seller. It comes as three lines, and it is not a contract.

Price. One number.
Repair assumption. What we assumed about condition and occupancy.
Pay path. Listing, with the fee fit inside or paid as the listing already says. Or buyer-broker on this address only. Never a fee stacked on a number we already gave.
3

You float it before we write it

If the seller will not hear the number, we do not write a contract. Nobody burns a weekend on paper that was dead on the phone.

4

Title pays you at closing

Cash. As-is. No appraisal and no lender repair list. As fast as 7 days when title is clean, usually 10 to 21 days. Your seller can pick a later date if they need it. You are paid on the settlement statement, from the written agreement. If the fee is not in the contract, it is not part of the deal.

The same two paths. A different reason to send the house.

Pick the one that sounds like the file in front of you. The form above is the same form for all of them.

New agents

You need a close you can explain, and a sentence you can text before you look hungry. Send the address. You get a number the same day when there is enough to price it. You are not cut out of the file.

The one-address agreement is how your broker is protected on this house. We do not ask for a standing agreement, and we do not call your seller unless you ask.

High-volume listing agents

You need a number that does not waste a Saturday. Same day. You float it before anyone writes paper. Title pays. We do not come back after a walk-through to renegotiate the house you already described, unless title or access is not what you said.

Read this before you send it: we will not raise an offer we already made so your fee can sit on top. The net you show your seller is the net. Listed homes are welcome. You do not take the listing off the market to talk to us.

Probate and estate specialists

We will wait for letters, work with heirs who are not in town, and we do not require a clean-out before we can give you a number. Say where the probate stands, in the optional second step. Your commission stays in the contract.

Seven days is the close when title is clean. When the court sets the pace, the seller picks a later date. Fast is not the only story on this page.

Investor-friendly agents

You already know a cash contract from a retail one. The fee on this page does not move: your brokerage’s rate, in the contract, paid by title, on this address only. We do not publish a percent, and we do not add a bonus on top of a number we already gave.

Ask, on that address, whether the contract is a purchase or an assignment. You get that answer in writing before you float the number. This page does not guess, and it does not hide an end buyer behind a different fee.

Stale and expired listings

Bring the listing that has sat. You stay the agent. The seller can see a cash number next to more time on the market. Listed is fine. You do not have to expire it, withdraw it, or take it off the MLS before we will look.

That is path 1. Your listing agreement still pays you. We will not ask you to cut it to make our number look bigger.

Teams

An ISA or a transaction coordinator can send the address without waiting for the rainmaker to finish a listing appointment. The number goes back to the email and the phone on the form.

The phone stays if you would rather talk. Call or text Gayden at (415) 319-8261 and say you are the agent, and say which pay path. The form is the path that does not depend on that call.

The houses that actually fit.

Nevada and Texas. Residential. Cash. Any condition. The ones that fit best need work: inherited, probate, tenants still in the house, a foreclosure date, or a listing that has sat. Subdivision houses are the usual fit. If it is a house in Nevada or Texas and the seller needs a cash buyer, send it.

Las Vegas, Henderson, North Las Vegas, Reno, Sparks, Carson City, Houston, and the cities around them.

If you work somewhere else in Nevada or Texas, still send it. We will tell you straight if we cannot buy it.

To price a tenant, probate, or a house with a date on it the same day, the one line on the form is enough: who is living there, and where the probate or the foreclosure stands. The second step is for the date and what the seller needs. Do not wait on photos.

You are the licensee. We are the buyer.

Good Results is the buyer, not your broker. You are the licensee on your side. We do not list, we do not represent your seller, and we do not split a commission outside the written agreement title will pay.

Gayden is who you call. He runs the buy. He is not your broker, and he is not the listing agent on your file.

That is a different door.

This page is only for licensed agents. If you know someone who needs to sell and you are not acting as their agent, the referral path is Join Good Results. That one pays when the deal you introduced actually closes, under a written agreement before anyone calls the seller.

No house in front of you today

Leave your name and email. A person will answer. This is not a deal. We will not call a seller from it.

Short answers.

Do I have to cut my commission?

No. We do not ask you to work for free. We also do not raise an offer we already made so your fee can sit on top of it. The commission is fit inside the price, or the seller pays it under the listing agreement. Your brokerage sets the rate. This page does not post one.

Will you sign my buyer-broker agreement?

Yes, for the one property we are buying. Not for a zip code, and not as a standing agreement for whatever you send next.

Who actually pays me?

The title company, at closing, from the written agreement. If your fee is not in the contract, it is not part of the deal. You are paid on the settlement statement, not by a side check.

How fast is the number, and how fast is the close?

A number the same day when you send the address and the condition. Close in as little as 7 days when title is clean, usually 10 to 21 days. The seller picks a later date if they need one. The number is not a contract. A purchase happens only when a separate written agreement is signed.

Why does your homepage say you charge no commissions?

That sentence is for a homeowner selling to us with no agent. When a licensed agent is on the deal, the agent is paid under the written agreement. This page is that agreement, explained before anyone argues about it in a text thread.

Will you call my seller?

No. We do not call your seller around you. We contact you. We contact the seller only if you ask.

Are you my broker?

Good Results is the buyer, not your broker. You are the licensee on your side. We do not list, we do not represent your seller, and we do not split a commission outside the written agreement title will pay.

Send the address.

Use the form, or call or text Gayden. Say you are the agent, and say which pay path this house is.
